How much is the architect's fee?

The architect's fee varies depending on the type and scope of the project. There are no official standards, so the fee can be negotiated between the client and the architect, often depending on the following:

- The scope of the architect's services

- The size of the project

- The complexity of the project and the specific requirements of the project

- Extension of works to existing buildings

- Restoration and conservation of historic buildings

- Degree of repetition of the design

- Type of practice, e.g. a small office or an independent agent may have less overhead

- The experience and expertise of the architect or company. The advice to "get what you pay for" is often true!

TAX DIVISION IN STAGES

Probably the most important factor affecting costs will be the "extent of the architect's services".

When proposing a fee for your project, the architect will usually divide the total amount into project stages. This will show you how much of the fee will be allocated to the stages of the design contract and help you plan your budget. Some people also choose to appoint the architect for one or two stages, depending on the nature and complexity of the project and the relationship with the builder.

As an approximate orientation, the percentages below show the weighting of each stage in relation to the workload of the architect and may be different depending on several factors:

Concept - 10%

Project development with 3D images - 40%

Technical project - 50%

Obtaining permits and authorizations - will be offered separately

Reception of the paper - will be established by mutual agreement, by direct negotiation

(Or, in simpler terms, Concept - 10%, DTAC - 40%, PTDE - 50%)

HOW IS THE ARCHITECT'S FEE CALCULATED?

The calculation is based on the estimated time required for the architect to complete the work multiplied by the hourly amount set by him. Usually, your architect will provide an amount based on these calculations.

As an example, an architect can offer you a price as a percentage of your investment, or a fixed amount per square meter, depending on the developed area of the future building.

BEFORE YOU BEGIN WHEN YOU FIND ABOUT TAXES ...

There is no point in asking an architect to provide a design offer, unless you have established a first consultation with it, to provide more information, such as:

- The architectural program, for example, residential, cultural, industrial, commercial, etc.

- Have you seen some examples of their previous work? Do you like their style?

- This should not be underestimated. The chosen architect will design your building, so it is important to meet. He should be enthusiastic about the project and you should also trust him.
